Capital Associates was formed in 1983
as a full-service commercial real estate development company. The organization is engaged in
a wide range of activities, including commercial brokerage, leasing, fee management, and
land sales, as well as the development and marketing of office buildings, business/industrial
parks, retail centers and multi-family communities. Capital Associates is a group of dynamic and talented professionals who have worked on behalf of many different owners, including Deansbank (Church of England Pension Fund), Copley Real Estate Advisors, Ezon Investment Company, IBUS (Netherlands Investment Group) and other private partnerships. Since our evolution into the business of third-party management and leasing, a major portion of our total revenues has been generated from these activities. The Crescent Located in Cary, North Carolina, this 138-acre suburban multi-use park contains apartment, retail and commercial uses. Located at the intersection of Tryon Road and Kildaire Farm Road, The Crescent provides its occupants with one of the premier locations in the Triangle area. The Crescent also has a luxury apartment community, Crescent Arbors which Capital Associates developed and sold after 12 years of successful management. |

The Summit A 120,000 SF, 5-story, granite and glass office building in Raleigh, North Carolina, The Summit was completed in June, 1989. The building was over 95% leased by year-end 1990 and now is over 98% leased. It is owned by a partnership of local private investors. A Capital Associates' on-site property manager has managed The Summit since its opening. |

Renaissance Plaza A 300,000 SF office tower completed in August 1989, Renaissance Plaza is the premier office building in downtown Greensboro, North Carolina. Leasing exceeded 85% before the finish of base building construction. Renaissance Plaza is over 97% occupied. Partners in the project include the Richardson Corporation and United Guaranty Corporation. Capital Associates has managed Renaissance Plaza since its opening and maintains an office within the building. |

Springfield Place This 12-acre, mixed-use property is at the intersection of Falls of the Neuse Road and Spring Forest Road in Raleigh, North Carolina. Capital Associates is marketing the property and additionally, has developed an office building for Nationwide Insurance. Since Capital Associates became involved in marketing this property in late 1993, a total of two restaurants, three office buildings, and a retail project have been developed. Centura Bank and a small retail center were completed in 1995. Additional land is available for build-to-suit projects. |
